General Conditions
The Lessee is obliged to announce any damage or loss of the subject of lease to the Lessor without delay; however the Lessee is obliged to proceed in such a way that forecloses potential damage or loss of the subject of lease.
The time period of lease terminates after 7 days starting on the day on which the request for termination of the lease has been delivered unless stipulated otherwise. Unless it is stipulated otherwise, the lease agreement shall be negotiated for an indefinite time period.
The rent shall be charged in case of lease exceeding one month and it shall be invoiced on the last day of particular month, in other cases on the day of lease termination. If the Lessee is delayed in payment of rent, the Lessor is obliged to demand a penalty in the amount of 0.1% of the debt for each day of delay without the right to claim damages being affected. Contractual parties have agreed that all proprietary disputes that would henceforth arise herefrom and in connection herewith shall be resolved, with the exclusion of the jurisdiction of general courts, in arbitration proceeding by a single arbitrator appointed by the Chairman of Arbitration Association, identification number: 26565528. In the sense of provisions of Article 19, par. 1 of the Act no. 216/1994 Coll., as amended, contractual parties have negotiated that the arbitrator shall proceed according to the provisions of the Rules of Procedure and Rules on Costs in Arbitration issued by Arbitration Association, as effective on the day of conclusion of this arbitration clause that both parties have familiarized with and agree with and consider them to be a constituent part of this arbitration clause and that are also available at www.rozhodci-arbitri.cz.
